 What Sellers can do to BRIGHTEN UP THAT SALE

The beginning of spring flowers at not the only thing that is abloom.  Thoughts of home buying and selling are flourishing as well.  Many sellers are savvy enough to understand the benefits of having their homes in tip-top shape for showings.

Here are some tips for sellers to optimize the value for their home.  To get the right perspective, sellers should take a walk around their home as if they were walking into it for the first time.

After the sellers have attained a new perspective, they should follow up in five areas.

1.

Inspection
Sellers should think about investing in a paid, professional home inspection.  It'll reveal items that need repaired and allow time to do them before they scare off a qualified buyer.

Entrance

Just as your personal appearance makes a first impression, so does the entranceway to a home.  "I've come to houses where there are dog prints all over, and it makes a person wonder what you're getting into - and the house can actually be really nice inside".  Things like scratches and a damaged screened door will shut down buyers almost immediately.

Make sure handprints, paw prints, and scuff marks are wiped clean or better yet covered up with a new coat of paint.  If weather permits, surround the front door with flowers or hang a seasonal wreath or floral spray.

3. Landscaping
The lawn should be cut and trimmed.  It may be costly, but consider relocating any large trees or overgrown shrubs that obscure window views.  Buyers will be able to see the house better, and more light will be let in.  Annual flowers added to flower beds is always a plus.

Pets

Yes, they'er part of a family - the messiest part, generally.  Move pet food bowls out of sight.  Buyers can suspect damage from dogs, cats and other pets even if they don't see any.

You should also confine pets during showings.  Buyers may dislike or be afraid of the animal, making them move through the house very quickly.  On the other hand they may be just the opposite - animal lovers who pay more attention to the pet than the house.

Finally, put some type of deodorizer around the house.  Buyers are always more aware of odors than the sellers.

5. Interior

Study your furniture arrangement.  Pieces that obstruct the natural traffic pattern can make the house appear smaller than it is.

Floors and walls make a big difference too.  Take down dated wallpaper and replace it with a fresher design.  Consider replacing old outdated carpeting - be sure if you do select a neutral color.  If wall color is to personal or garish, consider a new earth tone color as well.
